Home Inspections
At any time during the buying process, a purchaser can request a home inspection. However, it’s most common to include the inspection requirement in both an Offer to Purchase and within the Purchase and Sales Agreement. Common practice calls for the prospective purchaser to select and pay for the inspection service.
Common items reviewed during the inspection include: overall quality and condition of the building structure, walls, floors, ceilings, joists, roofing, siding, windows, and doors. Additionally, the “mechanicals” are inspected, including: furnace, hot water heater, air conditioning, built-in appliances, piping, wiring, and electrical boxes.
A professional home inspection is vital to gaining a better understanding of the physical condition of a building and it’s important to remember that no building is perfect. Should the inspection reveal a deficiency, which the purchaser determines to be significant, it’s common practice to negotiate a resolution with the seller.
